Abu Dhabi’s off-plan residential market continues to expand rapidly, but one location is taking an increasingly significant share of apartment demand: Al Reem Island.
According to market analysis published by MERED, 1,291 of the 2,658 off-plan apartment transactions recorded across Abu Dhabi during Summer 2026 took place on Al Reem Island, giving the island approximately 49% of the market during the period.
The number is significant on its own, but when viewed alongside data from the Abu Dhabi Real Estate Centre (ADREC) H1 2026 Market Report, a much bigger picture emerges.
Reem is no longer simply one of Abu Dhabi’s established residential islands. It is evolving into one of the capital’s most important residential, investment and business districts, with strong off-plan activity today and one of the city’s largest development pipelines through 2030.
During Summer 2026, Al Reem Island recorded 1,291 off-plan apartment transactions, representing 49% of Abu Dhabi’s 2,658 transactions during the period.
The total floor area sold on the island also increased substantially, rising from approximately 34,000 sqm in Summer 2024 to 139,000 sqm in Summer 2026.
Across Abu Dhabi, average transacted prices for off-plan apartments reached approximately US$7,070 per sqm, representing a 28% increase compared with Summer 2024, according to the market analysis.
This momentum is consistent with the wider trend identified by ADREC. Across Abu Dhabi, 89% of residential sales value in H1 2026 came from off-plan transactions, while off-plan apartments recorded 220% year-on-year growth in sales value.
More importantly for Reem Island, ADREC found that 84% of off-plan apartment sales value was concentrated across only four major areas: Saadiyat Island, ADGM, which combines Al Reem and Al Maryah Islands in the report, Yas Island and Fahid Island.
The Summer 2026 figures therefore appear to be part of a broader shift rather than an isolated seasonal spike.
Reem has an advantage that many emerging locations cannot immediately replicate: it already functions as a mature community while continuing to receive substantial new investment.
Residents have access to established residential towers, schools, supermarkets, malls, restaurants, parks, waterfront areas and commercial spaces. The island also sits close to Abu Dhabi’s city centre and immediately beside Al Maryah Island, one of the capital’s principal financial and business districts.
This combination gives Reem an interesting position in the market. Buyers can participate in the growth of new developments without depending entirely on infrastructure that may take years to arrive.
The ADREC numbers illustrate the scale already present. Al Reem Island had approximately 27,496 residential units in H1 2026, including 27,086 apartments, making it one of Abu Dhabi Region’s largest established residential districts.
It is also one of the largest designated investment-zone residential markets. Of the approximately 72,000 homes located within Abu Dhabi Region’s investment zones in H1 2026, Al Reem alone accounted for around 27,500 units.
There is another change happening beneath the transaction numbers.
For years, Reem Island has offered a relatively broad apartment market, ranging from accessible studios and one-bedroom apartments to larger waterfront residences. New development is gradually adding another layer to that market through more premium architecture, branded concepts, larger residences and lifestyle-focused amenities.
ADREC’s H1 2026 pricing data shows an average apartment sales price of approximately AED 18,000 per sqm on Al Reem Island, while the upper end of recorded pricing reached approximately AED 38,000 per sqm. ADREC specifically places Reem alongside Saadiyat and Yas among the districts commanding Abu Dhabi’s highest apartment price ceilings.
That spread is important.
It shows that there is no longer one simple “Reem Island price.” Buyers are increasingly choosing between very different products within the same location, and architecture, views, waterfront positioning, developer reputation, amenities and building quality can create substantial differences in value.
Premium projects entering the market, including Riviera Residences, are part of this evolution, alongside a growing pipeline of new developments across the island.
Foreign investment is another important part of the picture.
ADREC’s analysis of Abu Dhabi’s ten leading residential sales districts found that 51% of transaction value was generated by expatriate residents. The report also identifies ADGM, which combines Reem and Maryah for this analysis, as one of the areas with the largest concentrations of expatriate resident investment.
This fits naturally with Reem’s buyer profile.
Its proximity to major employment centres, apartment-led housing stock, waterfront lifestyle and broad range of price points make the island relevant to professionals looking for a home as well as local and international investors looking for rental or long-term investment opportunities.
The result is a market that can draw demand from several directions rather than relying on one category of purchaser.
Strong demand is only one side of the investment equation. Investors also need to understand future supply.
ADREC currently projects approximately 13,518 additional residential units for Al Reem Island between H1 2026 and 2030, including around 12,018 apartments and 1,500 villas or townhouses. Only Saadiyat Island has a slightly larger projected residential pipeline among the districts shown in the report.
Together, Saadiyat Island, Reem Island and Yas Island are expected to account for 75% of Abu Dhabi Region’s projected apartment supply among the analysed districts through 2030.
This is a major opportunity, but it is also where buyers need to become more selective.
A rising market can lift many projects together. As thousands of new apartments are delivered, however, individual building quality becomes increasingly important. The strongest properties may be those that offer something difficult for future supply to reproduce, whether that is an unobstructed waterfront position, exceptional architecture, larger layouts, premium amenities or proximity to major destinations.
One of the most interesting reasons to watch Reem is that its development story extends beyond housing.
ADREC estimates that Al Reem Island contains approximately 385,000 sqm of office gross leasable area, placing it among Abu Dhabi’s largest existing office districts.
That commercial component matters for residential real estate. A community with workplaces, retail, education and everyday services can generate a different kind of housing demand from a destination built predominantly around residential properties.
Reem’s relationship with neighbouring Al Maryah Island strengthens that dynamic further, creating an increasingly connected residential and commercial cluster close to the centre of Abu Dhabi.
It would be easy to look at the headline and conclude simply that “Reem Island is popular.”
The more useful interpretation is that buyer activity is concentrating in locations where several investment fundamentals overlap.
Reem combines an established population with a major future development pipeline. It offers waterfront living while remaining close to central Abu Dhabi. It has a substantial existing apartment market, yet new projects are pushing into increasingly premium segments. It also sits within one of Abu Dhabi’s most important investment and commercial corridors.
That combination helps explain why demand is appearing at such scale.

Investors are becoming more sophisticated. Location alone is no longer enough, particularly in a district where more than 13,500 additional homes are currently projected through 2030. The question is increasingly which property within that location is positioned to remain desirable when considerably more choice becomes available.
This is why we look beyond launch prices and payment plans. Building quality, developer track record, waterfront orientation, views, layouts, amenities, future surrounding supply and the profile of the eventual tenant or end user all matter.
Reem’s 49% share of Summer 2026 off-plan apartment transactions is a powerful indication of where buyers are currently concentrating. But for investors, the more important opportunity is understanding why capital is moving there and which assets are best positioned within the island’s next phase of growth.
