Marsa Al Saadiyat: Aldar Unveils Abu Dhabi's AED 100 Billion Waterfront Destination That Will Redefine Luxury Living

Abu Dhabi has spent the last two decades transforming itself into one of the world’s most desirable places to live, invest, and visit. From becoming the cultural capital of the Middle East to creating globally recognised waterfront communities, the emirate continues to deliver developments that few cities can match.

Today, that vision has entered another landmark chapter.

His Highness Sheikh Khaled bin Mohamed bin Zayed Al Nahyan, Crown Prince of Abu Dhabi and Chairman of the Abu Dhabi Executive Council, witnessed the launch of Marsa Al Saadiyat, a landmark master development spanning 6.4 million square metres with a gross development value of AED 100 billion.

Master-developed by Aldar, Marsa Al Saadiyat represents the final phase of the Saadiyat Island masterplan and is expected to become one of the world’s most prestigious waterfront destinations.

Marsa Al Saadiyat Becomes the Final Chapter of Saadiyat Island

Previously known as Saadiyat Marina District, the project has officially been renamed Marsa Al Saadiyat.

The new name reflects Abu Dhabi’s maritime heritage while introducing an entirely new waterfront district that combines luxury residences, marinas, hospitality, retail, culture, education, and recreation within a single masterplan.

Once complete, Marsa Al Saadiyat will accommodate more than 58,000 residents, making it one of the largest premium waterfront communities in the region.

AED 100 Billion Investment in Abu Dhabi’s Future

With a gross development value of AED 100 billion, Marsa Al Saadiyat will cover approximately 6.4 million square metres along an 8-kilometre waterfront.

The development will include:

  • Abu Dhabi’s largest marina with over 350 berths for sailing boats and superyachts
  • 5.6 kilometres of pristine beaches
  • 140 kilometres of interconnected walking paths
  • 46-kilometre cycling loop
  • 1-kilometre waterfront promenade
  • Yacht club
  • Two luxury hotels
  • Three schools
  • Premium healthcare facilities
  • Community clubhouses
  • Landscaped parks
  • Sports courts
  • Children’s play areas
  • An underground Etihad Rail high-speed station

Together, these elements create a destination designed around everyday convenience, active living, and long-term sustainability.

A Destination Built Around Culture and Lifestyle

Marsa Al Saadiyat will connect directly to Saadiyat Cultural District, allowing residents to enjoy some of the world’s most celebrated cultural institutions within minutes.

Nearby landmarks include:

  • Louvre Abu Dhabi
  • Guggenheim Abu Dhabi
  • Zayed National Museum
  • Natural History Museum Abu Dhabi
  • teamLab Phenomena Abu Dhabi
  • Dar Al Funoon Performing Arts Centre

The community will also feature a one-kilometre promenade lined with restaurants, cafés, retail experiences, a yacht club, and luxury hotels, creating a vibrant waterfront lifestyle destination.

Designed for Families

Beyond luxury living, Marsa Al Saadiyat has been planned as a complete residential destination.

Residents will have access to premium healthcare, three schools, nurseries, universities, community parks, walking trails, cycling routes, outdoor sports facilities, and recreational spaces designed for every stage of family life.

Educational institutions including NYU Abu Dhabi, Cranleigh Abu Dhabi, Berklee Abu Dhabi, American Community School, and Harrow International School Abu Dhabi are all located nearby.

Connected Across Abu Dhabi

The development will benefit from major transport investments including:

  • New roads and tunnels connecting Reem Island
  • Connections to Umm Yifeenah Island
  • A new bridge linking Aldar’s future offshore island
  • An underground Etihad Rail high-speed station connecting Abu Dhabi with the rest of the UAE

These infrastructure improvements reinforce Abu Dhabi’s vision of creating smarter, more connected communities.

Abu Dhabi Continues to Set the Global Benchmark

Around the world, cities compete by building skyscrapers.

Abu Dhabi is building complete destinations.

Every major government-backed masterplan is designed around long-term sustainability, quality of life, education, culture, mobility, healthcare, and world-class infrastructure.

Projects such as Saadiyat Island, Yas Island, Hudayriyat Island, Al Maryah Island, and Jubail Island demonstrate a consistent strategy of creating integrated communities rather than standalone developments.

This long-term planning is one of the key reasons why Abu Dhabi continues attracting high-net-worth individuals, institutional investors, global businesses, and families looking for stability, security, and exceptional living standards.

Sales of the first residential collection at Marsa Al Saadiyat are expected to begin during the second half of 2026.

Infrastructure and enabling works are scheduled to commence in the third quarter of 2026, marking the beginning of one of Abu Dhabi’s largest real estate developments.

Royal Lounge Properties Perspective

At Royal Lounge Properties, we believe Marsa Al Saadiyat is far more than another luxury development. It represents the culmination of Saadiyat Island’s long-term vision and reinforces Abu Dhabi’s position among the world’s leading destinations for luxury real estate, culture, and investment.

The scale of this AED 100 billion masterplan demonstrates the confidence government-backed developers continue to have in Abu Dhabi’s future. Rather than creating isolated residential projects, the emirate is delivering integrated waterfront communities that combine world-class infrastructure, cultural landmarks, education, healthcare, hospitality, and sustainable urban planning.

For investors, this creates a rare opportunity to be part of a destination designed for long-term value. With limited waterfront land, iconic cultural institutions, exceptional connectivity, and strong government support, Marsa Al Saadiyat is expected to become one of the UAE’s most prestigious residential and investment addresses.
